Digital twin cuts costs & emissions at Wellington's Te Rua archive

Property group Dexus says a digital twin built for the NZD $290 million Te Rua National Archives project in Wellington kept contingency spending to 5%, against an industry norm of up to 10%, by letting architects, engineers and contractors resolve design clashes before construction began. Contractors used site stations linked to the live design model to position services with millimetre accuracy, and augmented reality tools were used to check installations during the build - a concrete example of XR technology solving a real construction problem on a major NZ public project. The archive, built to remain operational after a one-in-1,800-year earthquake and protect taonga and government records under UNESCO Memory of the World obligations, left little room for error. Dexus says the model was clash-free at tender stage, a level of accuracy it describes as unprecedented in complex NZ civic construction. Since opening, the digital twin has become a live facilities management system with more than 20,000 embedded assets, and Dexus says operational use has cut the building's carbon emissions by 80% - about 1,330 tonnes - through tighter monitoring of environmental systems. Dexus argues the approach could apply across NZ's planned $275 billion infrastructure pipeline, including upcoming hospital builds in Dunedin, Nelson, Wellington and Auckland, with AI integration planned next to flag failing components before they break. For NZ's XR sector, it's a useful data point: spatial/digital twin tools and AR-assisted construction are moving from pilot projects to measurable cost and emissions savings on major government infrastructure.
